The land — 01
Two cenotes, one thesis
On a jungle parcel outside Valladolid, two private cenotes anchor the site — the kind of natural assets most developments would fence off and sell tickets to. The development thesis runs the other way: treat the cenotes as the sacred center of the master plan and build everything else in deference to them.
The positioning is conscious tourism — ancestral ceremony, wellness, and Maya heritage — which sets a hard constraint the plan has to honor: nothing built can be allowed to diminish the very thing guests come for.

Build less to respect more
The program is deliberately light on the land: a thatched welcome palapa with lobby and boutique, an open-air pavilion for holistic sessions, a temazcal and fire circle, an ember-fired open kitchen, and a jungle spa to come — all in natural materials with local artisanal work throughout.
The next phase adds the revenue backbone: a boutique hotel and a small collection of residences for buyers who want natural luxury with community connection — sized to the site's carrying capacity, not to a pro forma.

The destination before the hotel
Rather than waiting for keys, the project opened its experience program first: cenote rituals and temazcal, botanical and cacao ceremonies, cooking over fire, climbing, rappelling, and full-day retreats. The destination earns, builds its team, and proves its demand while the hotel is still on the drawing board.
That sequencing is the development discipline AXS builds around — de-risking the capital-heavy phase with an operating brand, a trained staff, and a guest list that already exists the day the first room opens.
